Total monthly payment = principal and interest + tax ÷ 12 + insurance ÷ 12 + mortgage insurance + HOA.
Worked example
A 400,000 home with 80,000 down, 6.5% for 30 years, 4,800 tax and 1,800 insurance is about 2,572.62 monthly before HOA or mortgage insurance.
