What a home equity loan is

CFPB describes a home equity loan as a lump sum secured by home equity, usually with a fixed rate. It is separate from the existing mortgage, whose payment remains due.

Equity and combined LTV

Equity is estimated value minus existing mortgage debt. Combined LTV compares both loans with value and is a screening measure, not an approval decision.

Payment and total interest

The new loan is amortized in equal monthly payments. The result separates principal, interest and upfront costs and includes every schedule row.

Closing costs and APR
